A friend of mine has a bunch of rental property. He would go in and tell the dead beat that the refrigerator in their apt was recalled for being a fire hazard and remove it, promissing to bring a replacement back. Or tell them all the appliances are being replace with new stuff and remove fridge and stove. You would be suprised how quick they'll be gone once "their" appliances are gone. You must go through legal channles to remove the people, you don't have to go through all the BS remove your stuff.
